Justin takes on residential clean out jobs in Colorado Springs and the rest of the Pikes Peak region, one whole house at a time. He prices the house and hauls it away himself. Call or text (719) 246-8422 for a price. This job is the whole house, or most of it, instead of one room or one item. The pile runs from the bedroom out to the back porch. It's beds, dressers, boxes of old clothes, a recliner, the dining table and the stuff behind the water heater. Homeowners call before a move or a remodel. A manager calls between tenants.

Other pages on this site cover one space at a time. A garage clean out is mostly tools, bikes and shelving. A basement job is stairs and storage. A residential clean out pulls from every room of the house at once, so the load is mixed. The bedroom, the kitchen, the hall closet and the back patio can all land on one truck. Soft furniture sits next to a washer, a box spring, kitchen junk and a few bags of trash. That mix decides where each piece ends up.

On a residential clean out, the person who walks every room with you is the same person who loads the truck, so what you point out in the kitchen and the spare room is what goes. He works out of Colorado Springs and takes house jobs in the Pikes Peak towns he serves, from Monument down to Fountain.

Who calls for a residential clean out

Most of these calls come from a homeowner on a deadline. The house is listed and the old furniture isn't making the move. A property manager calls once a tenant is gone and the rental still holds beds and a broken couch. Some are the leftovers after a remodel, with old cabinets and carpet stacked in the hallway. Every piece comes out of the house, the bedrooms and kitchen included.

What sets this job apart is the spread. One visit can mean a dresser upstairs, a fridge in the kitchen, a pile of tires by the shed and a closet of clothes nobody wants to sort. A recliner in the den and a crib in the spare room ride in the same load. Justin prices it as one job.

What stays behind in a house clean out

A house that has been lived in for years has a few things Justin won't load. Propane tanks from the grill are one. So are the gas cans by the mower, or any fuel left on a garage shelf. He won't take asbestos, so old flooring or pipe wrap from a remodel that may contain it stays out of the pile. Medical or biohazard waste stays behind as well.

The same goes for any hazardous waste left in the house. If you're not sure about a can on the basement shelf, ask when you call. Point those items out when Justin arrives so they get set aside. Most of the rest, from the sofa to the bathroom cabinet junk, can go on the truck. For a room-by-room check, see the list of what Justin will and won't haul.

Where the house contents end up

A house holds a lot of usable furniture, so donation comes first. Kitchen tables, dressers and bookcases in good shape are the usual donation pieces. They go to the Arc, Goodwill and Habitat for Humanity. Metal bed frames, shelving and other scrap metal go to a Colorado Springs metal recycler. The old flat screen TV from the den and other electronics get split out as e-waste. Brick or concrete from a patio or old planters goes to a recycling center to be recycled.

The stained mattress and the bags of real trash head to East Landfill or Midway Landfill. Some loads run through the El Paso County transfer station instead. So the bookcase in good shape and the broken one don't take the same trip.

How Justin works through a full house

Nothing has to be at the curb. Leave the dresser upstairs and the old freezer in the basement. Justin carries each piece out of the room it's in. He loads the Ford F-150 straight from each room. Basement stairs and a second-floor bedroom are normal for this job. Narrow halls and a tight back door are part of the work. On a house with a long driveway or a steep walk, he still does the carrying.

For a rental, Justin can work with the manager instead of the tenant. The manager calls or texts and lets him in during a two-hour arrival window. Justin is open 24/7, and the job can be same day, most days. Mark anything that stays, like the appliances that belong to the unit, so it doesn't end up on the truck.

What a residential clean out costs

Justin gives one number for the clean out. The size of that number comes from the space the load takes in the trailer. Once the last box is loaded, the number doesn't move. The minimum is $225. Loading the truck, the haul and the disposal all sit inside it, with no dump fee on a separate line. He walks the rooms with you first and gives that number on the spot, free and with no obligation.

A house can turn up all three add-ons. Tires are +$10 each. The kitchen fridge, a chest freezer in the basement and a window air conditioner all carry freon, at +$40 each. Three old fridges in one house means three of those charges. A mattress or box spring is +$40 each as well. No other add-on is on Justin's list. The quote for the whole house is free. The pricing guide goes deeper on what junk removal costs in Colorado Springs.

How the price works

Call or text (719) 246-8422. Justin looks at how much room it takes on the truck and gives you one number for the whole job. The number doesn't change once it's loaded. Jobs start at $225. The only add-ons: tire +$10, anything with freon +$40, mattress or box spring +$40. More on how pricing works.
