Eviction clean out in Colorado Springs
Rentals ready to show again, cleared of what the last tenant left in Colorado Springs.
Justin handles the eviction clean out for rentals in Colorado Springs and across the Pikes Peak region, carrying out everything a tenant left behind in the house or unit. Call or text (719) 246-8422 to book it. What sets this job apart is who's calling. The call comes from the landlord or the property manager, not the person who owned the stuff. The goal is a rental that's ready to show again.
A tenant who leaves under an eviction rarely packs like someone moving on their own schedule. The couch is still against the wall and the mattress is still on the floor. Trash bags pile up in the kitchen, and the closets still have clothes in them. Check the closets and the garage too, since that's where a lot of it hides. Nobody has to sort any of it or drag it outside first. Justin walks through, gives a free onsite estimate and loads it from wherever it sits.
Justin started Junkernaut Junk Removal in 2026 and runs it himself. He prices the job, answers the phone and does the hauling with his Ford F-150 and trailer, so the landlord deals with one person from the walkthrough to the last load. Ask about timing and the answer is same day, most days. He holds 5.0 stars across 34 Google reviews.

What an eviction leaves in the house
An eviction clean out starts once the tenant is gone and the keys are back with the owner. What stayed behind is usually most of a household. The sectional is still in the living room. The bed frames are still up, a dresser has clothes in the drawers and trash bags sit by the back door. Sometimes there's food going bad in the fridge.
That's what sets it apart from a move out clean out, where a tenant packed up and left a few things. Here nobody picked through the pile. Most calls come from a landlord who got the keys back to a full house. Justin hauls the whole pile, not just the few things a tenant meant to leave.
What an eviction clean out costs
The minimum is $225. Past that, Justin gives one number for the whole job, set by the space the load fills on the truck. That one number covers the whole unit. Loading, hauling and disposal are inside it, and dump fees are never billed separately. Once the truck is loaded, the number stays where it is.
Justin lists three add-ons: tires at +$10 each, anything with freon at +$40 each, and a mattress or box spring at +$40 each. All three can show up after an eviction. A fridge left in the kitchen counts as one freon item, the mattress on the floor counts as one mattress, and a stack of tires in the garage is counted tire by tire. Everything else in the unit falls under the one price.
How Justin clears the unit
Justin starts where the stuff sits. He carries it out room by room, and nothing has to be staged at the curb or in the driveway first. In an upstairs unit he takes every load down the stairs himself.
Property managers can't always stand in a unit all morning. Justin answers his own phone, so the manager talks straight to the man doing the work and can sort out how he gets in. He's open 24/7 and works a two-hour arrival window, which makes it easier to line up a time when someone can open the door.
What Justin leaves behind on an eviction job
Most of what a tenant leaves goes on the truck, but a short list stays. Justin won't take propane tanks, so the grill tank on the patio stays put. He won't take fuel, which rules out the gas cans in the garage or the shed. Asbestos is out, and so is medical or biohazard waste, which includes needles.
Hazardous waste is refused on every job. If you find any of it during the walkthrough, point it out and set it aside, and Justin prices the rest of the unit. For anything else in the unit, see what goes on the truck.
Where a tenant's things go after the clean out
Donation comes first. Justin sorts as he loads. Furniture and household goods still in usable shape go to Arc, Goodwill or Habitat for Humanity. An evicted unit can hold a decent couch or a dresser with years left in it, and those don't need to ride to the landfill.
Metal goes to a Colorado Springs metal recycler, so bed frames, steel shelving and an old grill get pulled out of the load. Flat screen TVs and electronics left in the unit are split out as e-waste. If a tenant left a pile of pavers or broken block in the yard, that concrete and brick goes to a recycling center. What's left after all that is real trash. That goes to East Landfill or Midway Landfill, or through the El Paso County transfer station.
Eviction jobs across the Pikes Peak region
Property managers often have rentals in more than one town, say a unit in Fountain and a house in Monument. One call covers every turnover, since Justin works rentals across the Pikes Peak region from his base in Colorado Springs, El Paso County. Whichever town the rental sits in, the manager deals with the same person, who prices the job and hauls it himself.
Each house or unit gets its own walkthrough and its own free onsite estimate, so two turnovers in two towns are priced one at a time. There's a page with every town Justin hauls from.
How the price works
Call or text (719) 246-8422. Justin looks at how much room it takes on the truck and gives you one number for the whole job. The number doesn't change once it's loaded. Jobs start at $225. The only add-ons: tire +$10, anything with freon +$40, mattress or box spring +$40. More on how pricing works.
