An estate sales clean out is the last step after the sale, and Justin does it for houses in Colorado Springs and the rest of the Pikes Peak region. Call or text (719) 246-8422 for a price. This job starts after the buyers leave. The good pieces are gone, and what's left is the stuff nobody paid for. That's the sagging recliner, the china hutch with half its dishes, closets full of clothes and a garage nobody has opened in years. The house needs to be empty before it can be sold or handed back, and that's the part Justin takes off the family's plate.

Calls for this job usually come from an adult child sorting out a parent's house, an executor settling an estate, or the person who ran the sale and needs the rooms cleared after it. Justin started Junkernaut Junk Removal and runs it himself. The person who gives the price is the same one carrying the dresser out of the back bedroom. He takes each piece out from where it sits.

Estate work runs on deadlines, and Justin is open 24/7 with a two-hour arrival window. It can happen same day, most days. He drives to estates in Manitou Springs, Fountain, Falcon, Peyton, Monument, Security-Widefield and Colorado Springs itself. Check the full list of towns he drives to if the house is out past the city. The person handling the estate can book it by phone or by text.

What's left in the house after the estate sale

An estate sales clean out starts where a regular clean out doesn't. The house has already been picked over. Buyers took the antiques and the good dining set, and what stays behind is a whole household with the best parts missing. That means worn mattresses, a sleeper sofa nobody wanted to carry, bookshelves, kitchen drawers still packed with utensils, holiday decorations in the crawl space and a workbench in the garage. Old fridges and freezers are often still sitting there too, down in the basement or out in the garage. It runs through every room, top floor to basement.

The rooms are usually half-sorted, with price stickers still on things and a few pieces marked to stay, so the job is clearing what's left without touching what the family set aside. If the job is only the lower level, the basement clean out page fits better.

Where the unsold things go

Plenty of what doesn't sell at an estate sale still has use, so donation comes first. Furniture, housewares and clothing go to Arc, Goodwill and Habitat for Humanity when they'll take them. Metal, like bed frames, a filing cabinet or the old patio set, goes to a Colorado Springs metal recycler. Flat screen TVs and electronics, like the TV in the den or an old computer, get split out as e-waste. If there's a stack of bricks or broken concrete pavers behind the shed, that goes to a recycling center.

What can't go anywhere else is real trash. Stained carpet, a broken lamp and the like get dropped at East Landfill, Midway Landfill or the El Paso County transfer station. That way the family knows where the things went.

What an estate sales clean out costs

The estate gets a single price for the whole house, and it comes from how much of the truck the load fills. The minimum is $225. Carrying it out, hauling it off and disposing of it all sit inside that price, and there's never a separate charge for dump fees. Once everything is loaded, the number doesn't change. That helps when siblings are splitting the cost or an estate account is paying it.

Older houses tend to turn up all three add-ons. Tires are +$10 each, so the old snow tires hanging in the garage count. Anything with freon is +$40 each, like the basement chest freezer, the second fridge or a window AC unit. A mattress or box spring is +$40 each. Justin lists no add-ons beyond those three. The junk removal cost guide has more on how loads are priced.

How Justin clears the house

Justin does the carrying himself and hauls with a Ford F-150. Nobody has to drag things to the curb or stack them in the garage first. He works room by room, bringing the upstairs bedrooms down the stairs and the basement up, and the heavy pieces like a dresser or a hide-a-bed come out the same doors they went in. Boxes in the closets and the tools in the shed come out the same way, carried by hand to the truck.

Sometimes the family isn't the one at the house. If the estate sale manager or a realtor is the one with the keys, Justin works with that person on the timing. Point out anything that stays, like the cedar chest going to a grandkid or the paperwork the executor still needs, and he leaves it alone. Everything else goes on the truck. Call or text (719) 246-8422.

What Justin won't haul from an estate

An older house tends to have a few things tucked away that Justin can't take. Propane tanks from the grill or a camp stove stay behind. So do gas cans and any other fuel in the garage or the shed. Medical or biohazard waste stays too, and asbestos is also on the list. Hazardous waste like this is refused on every job, so set it aside or mention it when you call.

That's the full list. Furniture, appliances, boxes of papers, old clothes and the rest of what's in the rooms can go. Tires, freon items, mattresses and box springs go too, at the add-on prices above. The what goes on the truck guide lists what Justin takes, item by item.

How the price works

Call or text (719) 246-8422. Justin looks at how much room it takes on the truck and gives you one number for the whole job. The number doesn't change once it's loaded. Jobs start at $225. The only add-ons: tire +$10, anything with freon +$40, mattress or box spring +$40. More on how pricing works.
