Justin does property clean outs in Colorado Springs and across the Pikes Peak region for the person in charge of the place, not the person who lived there. Call or text (719) 246-8422 for a price. The job is the whole property. That means the house, the garage, the shed and the yard, cleared as one load and priced as one number. You are not ordering a room at a time.

The calls come from landlords and property managers with a vacant house to turn over, realtors and sellers getting an empty house ready to list, and owners of a rental or an inherited property who live in another town. A property can also change hands after a foreclosure or a sale and arrive with whatever the last people left. Two narrower jobs have their own pages. Eviction clean out covers what a tenant left behind. Estate sales clean out covers the house after the sale. This page is for the whole property.

Junkernaut Junk Removal is Justin's own business, and he works it alone. He walks the property, gives the price and loads the truck, so whoever is handling the property deals with one person. It holds 5.0 stars across 34 Google reviews.

From the full list of what goes on the truck: garage, basement and whole-house clean outs.

What a vacant property usually holds

Vacant places are rarely empty. Couches and beds still sit in the rooms. The kitchen has a few bags of trash and a dead fridge. The garage holds shelving, tires and boxes. The shed has old tools, a mower and cans on the shelf. Out back there might be a brush pile, scrap lumber or a broken gate. It all gets loaded, room by room and then outside, in one trip through the property.

Getting in when you are not there

Often the owner lives somewhere else, so the timing is part of the plan. Justin works out the time with the manager or whoever is handling the property, and gives a two-hour arrival window from there.

He does a free onsite estimate and does not quote from photos, so the first step is a walkthrough. Whoever handles the property can meet him for that. Call or text (719) 246-8422 with the address.

House, garage, shed and yard as one load

He starts inside and works out. The big pieces go first, then the boxes and bags, then the garage and shed, then whatever is lying in the yard. Everything goes on the same truck. Nothing needs to be gathered in one spot ahead of time. If something should stay, like a built-in or a part of the sale, say so at the walkthrough.

Because it is one job, there is one price and one trip. That keeps a turnover or a listing on schedule.

What a property clean out costs

The minimum is $225. A whole property is usually much more than the minimum. Justin gives one number after the walkthrough, based on how much of the truck the load fills. Once it is loaded, the number stays put. Loading, hauling and disposal are inside the price, and dump fees are never a separate line.

The three add-ons are the same on every job. Each tire is +$10. Anything with freon, like a fridge or window air conditioner, is +$40 each. A mattress or box spring is +$40 each. Justin takes cash, a credit or debit card, Venmo, Zelle, Cash App, Apple Pay, Google Pay or a check.

What stays on the property

Justin won't take propane tanks, fuel, asbestos, or medical or biohazard waste. Any other hazardous waste stays too. On a vacant property, those usually turn up in the shed or the garage, a gas can by the mower or a tank by the grill. Point them out at the walkthrough so you know what is left for you to handle. Everything else on the property can go.

Where it all goes

Usable furniture and household goods go to Arc, Goodwill or Habitat for Humanity first. Metal goes to a Colorado Springs metal recycler. Old brick or concrete goes to a recycling center. Flat screen TVs and electronics are split out as e-waste. The real trash goes to Midway Landfill, East Landfill or the El Paso County transfer station. The manager or owner doesn't sort anything.

How the price works

Call or text (719) 246-8422. Justin looks at how much room it takes on the truck and gives you one number for the whole job. The number doesn't change once it's loaded. Jobs start at $225. The only add-ons: tire +$10, anything with freon +$40, mattress or box spring +$40. More on how pricing works.
