Apartment clean out in Colorado Springs
A whole unit emptied for move-out or turnover, anywhere around Colorado Springs.
Justin, who runs Junkernaut Junk Removal, does every apartment clean out himself across Colorado Springs and the Pikes Peak region. Call or text (719) 246-8422 to get a price. An apartment job means emptying a whole unit, usually against a move-out date or a turnover day. The couch, the bed frame, the kitchen table and the boxes nobody got around to packing all sit in a few rooms, often up a flight of stairs from the parking lot. Justin carries it out from where it sits, so nothing has to be hauled down to the lot ahead of time.
The calls come from both sides of the lease. A tenant moving out runs short on time or truck space and leaves the rest behind. A landlord or property manager walks into a unit the last tenant left full and needs it empty before the next one moves in. Either way, the unit has to be empty by a date someone else set. Justin quotes the job and does the loading himself, so the person quoting the load is the one carrying it. He handles units in Colorado Springs, Monument, Falcon, Fountain and the rest of the towns on Justin's Pikes Peak route.

What comes out of an apartment
Most apartments empty out in the same order. The big pieces come first. That means a sectional that barely fit through the door, a dresser, a bed frame and the mattress on it. Then the kitchen, with a table, chairs, a microwave and whatever is still in the cabinets. Last are the closets and the storage cage, full of boxes, a broken vacuum and maybe a TV that quit working. When only a couch or a recliner needs to go, furniture removal is the closer fit.
What sets an apartment apart from a house is the layout. Everything sits on one floor, often off a shared hallway or a narrow stairwell, with the nearest parking spot a walk from the door. There's rarely a garage or a yard to stage things in, so each load goes straight from the rooms to the truck. A ground-floor unit with a patio door is the easy version. Parking and hallways shape the job more than the size of the pile does.
Where an apartment's contents end up
Donation comes first. A kitchen table with all four legs, a clean dresser and boxed dishes go to the Arc, Goodwill or Habitat for Humanity when they're in shape to be used again. A box of old paperbacks and a coffee maker that still runs both count as donations. Couches with torn cushions and stained mattresses rarely make the cut. Metal bed frames, a weight bench and other scrap metal go to a Colorado Springs metal recycler. Justin sorts as he loads, so the working lamp and the torn box spring don't land in the same place. What's left is real trash, like stained carpet scraps, broken particleboard shelves and the bags from the kitchen. That goes to East Landfill or Midway Landfill, or through the El Paso County transfer station.
What an apartment clean out costs
Justin gives one number for the whole unit, and it's set by how much room the load takes in the trailer. A studio with a futon and a few bags takes up less of the truck than a two-bedroom with every room still furnished, and the price follows that. The minimum is $225. Once the load is on, the number doesn't change. Loading, hauling and disposal are inside it, and dump fees are never billed on top.
Apartments often come with an old fridge or a window AC unit. Anything with freon is +$40 each, a mattress or box spring left in the bedroom is +$40 each, and a tire is +$10 each. Those are the only add-ons Justin lists. A manager paying for a turnover can use a check or a card, and cash, Venmo, Zelle, Cash App, Apple Pay and Google Pay work too. The junk removal cost guide for Colorado Springs has more on how a load gets priced.
What stays behind in the unit
A few things can't go on the truck, no matter how the unit was left. Justin won't take propane tanks, which tend to turn up on balconies next to the grill. The grill itself can go once the tank is off it. He won't take fuel either, so the gas can in the storage cage stays where it is. Asbestos is out, and so is medical or biohazard waste, including sharps left in a bathroom cabinet. That covers most of what a balcony or a storage cage might hide. The couches, beds and boxes that make up a normal apartment load are fine. If a manager spots one of these items on a walkthrough, it's worth saying so on the call so it can be set aside ahead of loading.
How Justin empties a unit
Justin does the carrying himself, from the back bedroom to the Ford F-150 parked in the lot. Nothing has to be stacked by the door or the dumpster first. Stairs are part of the job, and a third-floor walk-up just means more trips. He's open 24/7. He can come same day, most days, and gives a two-hour arrival window.
For a manager, the main thing is access. If the tenant is already gone, someone needs to let Justin into the unit or leave a way in, and he'll want to know where to park closest to the door. A storage cage on the property can go in the same job, as long as someone can open it. A tenant who still lives there can point out what goes and what stays as the rooms empty out.
How the price works
Call or text (719) 246-8422. Justin looks at how much room it takes on the truck and gives you one number for the whole job. The number doesn't change once it's loaded. Jobs start at $225. The only add-ons: tire +$10, anything with freon +$40, mattress or box spring +$40. More on how pricing works.
